Host Agreement

This Host Agreement is between SpotJoule ("SpotJoule", "we", "us") and you, the homeowner or authorized occupant listing a parking space ("Host"). It supplements the Terms of Service and applies to every listing you publish on SpotJoule.

You represent that you are at least 18 years old and that you have the legal right to offer the listed space for parking — whether as owner, lessee with landlord consent, or authorized member of an HOA. You are responsible for confirming that hosting complies with all applicable laws, zoning, lease terms, HOA rules, and local ordinances.

You agree to describe your space accurately, including dimensions, surface type, access instructions, available amenities (such as EV charging), and any restrictions. Misleading listings may be removed and your account suspended.

SpotJoule may request proof of ownership or authorization and a government-issued ID to verify your identity and right to list. You authorize us to review these documents and retain them as described in the Privacy Policy.

You set your own hourly and daily rates. SpotJoule charges a platform commission (currently 15%) on each completed booking and may collect additional service fees from Drivers. Payouts are processed through our payments partner (Stripe Connect) to the account you provide. You are responsible for any taxes on your earnings.

You agree to keep your space safe and accessible during booked times, honor confirmed bookings, respond to Driver messages, and not discriminate against Drivers based on any legally protected characteristic.

SpotJoule does not provide insurance. You are responsible for maintaining your own homeowner's, renter's, or umbrella insurance and for confirming with your insurer that hosting paid parking is permitted. SpotJoule is not liable for damage to your property, theft, vandalism, personal injury, EV charging incidents, or any other loss arising from a booking.

Host cancellations on confirmed bookings may result in Driver refunds, account penalties, and removal of "Reliable Host" status. See the Cancellation Policy.

We may delist, suspend, or terminate your account for violations of this Agreement, the Terms of Service, the Community Guidelines, or applicable law, or to protect the safety of the SpotJoule community.
